Here’s How Anchor Roofing Followed Up on Our Previous Emergency Roof Leak Repair
Roofing issues often develop slowly over time, as damage builds and leaves a roof more vulnerable to further issues. In other cases, what seems like a simple roof problem—such as a leak—may actually turn out to be a situation that calls for an emergency repair.
A few months ago, we shined our Project Spotlight on a particularly unique emergency roof leak repair—one where the Anchor Roofing team found a veritable swimming pool of water on the flat portion of this homeowner’s roof.
While we covered the initial measures our team took to protect the rest of the home (and our customer) from this very dangerous situation, there was more to cover as our team followed up with the full roof replacement. Let’s take a look at how this project turned out!
Recap: An Emergency Roof Leak Repair
To quickly catch new readers up to speed, this project began innocently enough. A chance encounter with an Omaha resident whose mother had reported water dripping from her ceiling led to the Anchor Roofing team visiting the property to complete an inspection.
What we found was unlike anything we’d ever seen: nearly 40,000 pounds of rainwater had collected on a small portion of the roof above this homeowner’s kitchen. Our team acted fast to remove the water, provide quick repairs to protect the roof from further damage, and create a plan of action to complete the roof replacement.
Replacing the Roof Before Winter
While our team was able to complete a roof repair, this roof was in no condition to make it through the winter. We would need to replace it promptly to protect the home from the elements.
What’s more, this replacement would need to be fairly substantial due to the extent of the water damage. Our team determined that water had seeped into the insulation underneath the exterior membrane. This meant we would need to tear everything off of this roof, including the insulation, to bring it back up to code.
Getting the Needed Replacement
During the original insurance adjustment, the adjuster had prescribed a repair for this portion of the roof. However, our inspection later found much more damage. The previous roofer had used fiber board beneath the membrane. This material acts somewhat like a sponge, which can cause delamination—that is, the roofing materials separating from one another, leaving the roof vulnerable.
Between this and the insulation issues, a replacement was necessary. Luckily, we were able to explain the situation to the insurance company and get a full replacement of this area of the roof approved.
Throughout the process, our client’s insurance agent was very helpful—we always recommend homeowners work with a company that has local agents. Also, because our client had a Replacement Cost insurance policy (rather than Actual Cash Value), she only needed to pay her deductible for this project.
Preventing Future Issues
With the replacement now approved, our team set about fully tearing off this flat roofing section and installing a new system. During the process, we made sure to install a new drainage system—one that would be easier to clean and keep large amounts of branches and debris out, preventing this issue from occurring in the future.
